ALL TRADES NEEDED!

Subcontractors who are awarded projects for construction must comply with the following requirements.

1. Form W-9. Subcontractor must provide a current Form W-9. [Get form]

2. Insurance:
Prior to commencement of work, Subcontractor shall furnish Contractor with Certificates of Insurance, showing the Contractor as additional named insured, evidencing that Subcontractor has obtained the following insurance coverage from Companies holding a General Rating of "A" or better as set forth in the most current issue of Best's Key Rating Insurance Guide. Such certificates will provide that Contractor will receive at least thirty (30) days prior written notice of any material change in, or cancellation of, such insurance:

  • Comprehensive General Liability Insurance with at least:
    $2,000,000.00 General Aggregate Limit (other than Products / Completed Operations)
    $1,000,000.00 Products / Completed Operations Aggregate Limit
    $1,000,000.00 Personal and Advertising Injury Limit
    $1,000,000.00 Each Occurrence Limit
    General Liability policy is to be written on a "full" occurrence basis; modified occurrence or sunset provision is not acceptable.
    An additional insured endorsement is to be provided with general liability certificate of insurance.
  • Worker's Compensation Insurance in accordance with applicable State requirements.
  • Comprehensive Auto Liability Insurance in an amount not less than $1,000,000.00 Combined Single Limit.
  • Contractor will not be responsible for any equipment or personal property of the Subcontractor or its agents under any circumstances.

3. Business License: Subcontractor must provide Contractor with a current city business license for the city where the work is to be performed, valid throughout entire project and until final inspection has been completed.

4. Contractor's License: Subcontractor represents and warrants that it is duly licensed and in good standing under the laws of the State of California.

5. Contractor must comply with Johnson Construction contract provisions and Cal-OSHA requirements.

6. Manufacturer Warranties: For materials used and a personal warranty for work, equipment, and installation (3 sets).

7. O & M Manuals: Maintenance, care and operation manuals if applicable (3 sets).

8. As-built Plans, Red-Line: Required from plumbing, eletrical, HVAC and fire sprinkler trades only. Painter to supply paint schedule.
